Deep cleaning, maintenance, and even major remodeling projects to update the home might be necessary if you want to sell high. But that costs a lot of money and takes a ton of time.

2. Bolster Curb Appeal

The key to selling a house is getting interested buyers in the door to see it. Many who walk through the home will envision their family in the home and fall in love with it.

Start with the home itself. Is the paint peeling? Maybe it’s time for a fresh coat. Is the door covered in smudges? Either clean it thoroughly or paint that as well for a pop of color.

Have the windows professionally washed to be rid of dirt and streaks.

Make sure the lawn is healthy and weed-free. Trim along the edges of the sidewalk and driveway to create clean lines.

And make sure the path leading to the front door is beautiful. You can line it with plants and put some fresh mulch down.

It may even be worth borrowing nicer furniture or house plants from family and friends to improve the appearance of your home during the showing process.

Lastly, if you want to sell quickly, you need to price the house right. Aside from the photos, the first thing prospective buyers will see is the price.

If the price is too high, many buyers will skip it. They can likely find another home in the area for a lower price, so they won’t even give yours a chance. For example, there are many homes for sale in FL and the market shows that those who are priced right sell first.

For the ones who do come see your home at this price, their expectations might be too high, and they won’t end up making an offer.

If the price is too low, they also might skip it, as low prices indicate a house that needs work or a bad area.

You want to list it at the current market price of your neighborhood, and maybe a touch lower to attract buyers. By listing a bit lower, you’ll get more interested buyers through the door, which can lead to a faster sale and maybe even a higher bid.

Yes, it’s possible to find fast home buyers in any market. But if that’s your goal, you need to be intentional about how you set up your home.
