Nowadays, everything is done digitally. Online listings are the primary source of those seeking new real estate opportunities, and thus a well-done digital listing is a key to tracking the attention of buyers.

Pictures of your property can either make or break interest in your home, so taking good, well-lit photos of your home is paramount to a great listing. Some real estate agents are skilled in taking photos of a home, but not all, so it may be recommended you hire a professional photographer and videographer to showcase your home.

Video virtual tours are a very helpful selling tool for a home, as it helps the audience to visualize a home’s floorplan and connect the rooms together. It will also help potential buyers who may not be able to attend an open house in person to make an offer on the home.

Give Your Home an Inexpensive Facelift

Barring significant issues, you don’t need to put in costly renovations into your home in order to “flip” it for resale. There are many inexpensive options and key areas to update in your home to help increase its appeal. Talk with your real estate agent about what they think are your best areas to fix up, maybe for resale, and target the top issues.

Common easy fixes include:

  • Hiring a cleaning service to give the home a deep clean and remove any stains and odours. Odours are a huge turnoff for prospective buyers, as they signify greater issues that may be going unseen.
  • Refreshing the walls with a coat of light-coloured paint, even if it’s just refreshing white walls with some more white to bring back its vibrancy.
  • Landscaping issues such as manicuring a front lawn and garden, broken siding, and worn fences.
  • Replace any worn- or burnt-out bulbs in your home for bright, high-efficiency bulbs, and clean your windows to maximize the impact of light.
