Five Questions with The Seeker

1 – How do you stay informed and up-to-date on the latest trends and changes in the real estate market?

“I’ve been in the business for nine years now and most recently joined the group that has helped me stay on top of things because this real estate market has been going through some pretty unpredictable times! The KG team has weekly meetings to ensure we are all on top of any new rules or procedures that may come up with our Real Estate Board. We share our achievements but also our challenges. You can always assume there will be a “glitch in the system” at some point during a deal, so we ensure all are aware and learn from it as best we can.”

2 – Can you discuss any unique strategies or approaches you use to market and sell properties?

“As part of The Kovinich Group, we like to give our all regarding marketing a property. We do as much research as we can to showcase the property and the community. Our talented videographers and photographers always make the home and us realtors look spectacular! It’s important to give the best first impression possible when listing a property because once you hit “activate” on your new listing, it has to grab the attention of as many possible buyers as we can to find that right one.”

3 – How do you help clients determine their budget and find properties that meet their needs and wants?

“I pride myself in listening. It sounds simple, but if I’m not paying attention to the “need” versus the “want”, I’m not doing my clients any favours. In this constantly changing market, I believe needs must be at the forefront. If, for example, I have a buyer who needs four bedrooms, two bathrooms, a finished basement, and a fully fenced backyard but wants that backyard to have a pool. I will focus on staying on budget and showing them attainable homes that eventually they can put a pool in. Vision and realism, that’s the key.”

4 – How do you ensure clients have a positive and stress-free experience throughout the buying or selling process?

“Buying and selling a home can be one of the most emotional and stressful times in someone’s life. Being upfront and honest about the process from start to finish is very important. A lot of opinions from family and friends enter the ring a lot, and it can be confusing and overwhelming for the Sellers/Buyers. For the most part, I try to take on their stress for them. Trust me; I’ve had many sleepless nights trying to make sure I’ve crossed every “t” and dotted every “I” so that all they have to worry about is signing the dotted line when the time comes. Empathy is my superpower.”

5 – How do you work with clients to negotiate and close deals effectively?

“My biggest concern, with Buyers in particular, of course, is going beyond their means, especially when it comes to the dreaded bidding wars. The first thing I get asked, if we are competing against another Buyer, is “How much do you think they will go over asking?”, well clearly I do not have that special crystal ball, but I merely encourage them to put in an offer that, if they do not “win”, they are fine to walk away knowing that’s the most they are willing and comfortably able to pay. The LAST thing I want is to see my clients “win” only to become “house poor.” I want to see joy, not regret, when they get the keys to their new home!”
