Why You Should Buy a Home in Laval?

People who want to buy a new home can find it pretty stressful for several reasons. Pinpointing a location in which to buy property is crucial because that is what decides the kind of life you are going to have. Laval, very close to Montreal, is a wonderful place to settle down. The REM will serve four stations in the North Shore sector, which includes the cities of Laval and Deux-Montagnes, which  makes it a great opportunity for investors and families.

Great Location and privileged access to Montreal

With construction comes noise, dust, traffic delays and other disruptions. But when the bulldozers, diggers and cement mixers show up, so do the developers and investors.

In cities like Vancouver, Chicago, and Portland, property values for homes and commercial real estate within a 15-minute walk of a commuter rail station rose starting around two years before completion. This boost in real estate values isn’t just due to the building of the station itself, but also how the neighbourhood develops around it.

Something really wonderful about Laval is the fact that it has affordable housing on offer. If you are interested to move to this area, make sure you have a look at the different affordable housing activities that are available before you decide on a house.

Activities, Entertainment, and Lifestyle

Laval is a city that will not let you get bored no matter what kind of interests you might have. It has lots of activities that are suited to different age groups and mindsets. Centropolis Mall is not only a place to get some shopping done but also a place to go and enjoy fun activities and upscale dining. It also has escape games, indoor surfing, VR experiences, and even climbing centers. 

During the winter, prepare to be dazzled by light shows and the good news is that it is very affordable, making it an activity you can enjoy without burning a hole in your purse! There are also lots of parks around where you can spend the day outdoors and have some family fun. Let’s mention in particular the Home of the Laval Rocket (AHL team affiliated with the Montreal Canadians) – which is, by the way, really affordable.

In winter: Illumi Laval by Cavalia, a unique light show experience where you can walk or drive in trails looking at the creations, perfect for the family, after a walk in one of the many parks to enjoy outdoor activities in Laval….

Automated Light Rail System (REM) 

Spanning the greater Montreal area and 26 stations, the Réseau Express Métropolitain (REM), is going to make traveling in and out of Laval easy. Construction is going on and it is the perfect time to buy property in the area before prices shoot up. Creating densely developed, diverse and walkable neighbourhoods within that one-kilometre radius of a station is critical to the success of the station, as well as the overall quality of life for people living and working nearby .

An Investment Opportunity for Buyers Around Montreal

The market premium for properties near a commuter train station varies widely. Studies have found it can vary from a low of around two per cent to over nine per cent. The most impressive increases are typically in areas that had not previously been served by an efficient transit system. Savvy developers, homebuyers and speculators are already eyeing properties near the proposed stations.  So go ahead and book a property!
