Here’s something most renters don’t know. In Ontario, your landlord can’t legally hold a damage deposit. That last month’s rent you paid up front covers rent, nothing else. So what are you actually protecting when you scrub the place on your way out? Two things: your reference and your wallet. A landlord can still chase you for cleaning costs, and a lukewarm reference follows you into every rental application in this city. In a market this tight, the reference is worth more than any deposit ever was.
There’s a paper trail angle too. A dated receipt for professional move out cleaning in Toronto is the cheapest insurance a renter can buy; if your landlord later claims you left the unit filthy, you have proof saying otherwise. Cheap peace of mind.
Where the Walkthrough Is Won or Lost
Nobody runs a finger along your bookshelf. Landlords go straight to the spots that cost money to fix, and after years of doing these cleans, we see the same five come up:
- Inside the oven. Always first.
- The fridge, pulled out, floor behind it visible.
- Bathroom grout and the drain. Hair in a drain has soured more than one friendly handover.
- Nail holes and wall scuffs (patch them, seriously).
- Window tracks and the balcony, where a winter of slush and road salt leaves a grey film.
Condo boards add their own layer. Plenty of downtown buildings bill the unit for hallway scuffs or a dirty elevator pad on moving day, and that bill rolls down to you. Ask the superintendent what the building charges for before your final week. Most renters never think to.
Time It Against the Truck, Not the Lease
Cleaning before the furniture leaves is wasted effort. Honestly, skip it. Every couch hides a rectangle of dust, and movers will scuff a hallway you just washed. The order that works: truck loads in the morning, cleaners come that afternoon, walkthrough the next day with the place empty and dry. One trick from our crews: unplug the fridge the night before the truck arrives and prop the door open, or you’ll spend the afternoon chasing condensation instead of wiping shelves. Small thing. Saves an hour. And confirm the elevator booking. Some buildings cut moves off at 5 pm, and a few count cleaners hauling equipment upstairs as part of the move. Weird rule? Yes. Check anyway.
One more thing, and it matters. Once the unit is empty and clean, take timestamped photos of every room, closets included. If a disagreement ever reaches the Landlord and Tenant Board, the renter holding photos usually walks away happy. Then hand over the keys, ask for the reference in writing while the spotless apartment is still fresh in your landlord’s mind, and go set up the new place. You’ve earned it.
